Want To Be Successful Selling Real Estate Tomorrow? Learn Why and How To Compete For Gen Y’s Business Today – Before It’s Too Late.

“The largest U.S. age group since the baby boom will make an unmistakable mark on the housing market.” That is the opening paragraph in a must-read article entitled “Inside The Mind Of Generation Y” by Michelle Hofmann on REALTOR® Magazine Online. “Life without Google. Communication without text messaging. Real estate without virtual tours.” These are hard to imagine for those in Gen Y and is one of the reasons why we, as REALTORS®, must stay on top of the latest real estate and non-real estate related technology in order to compete for Gen Y’s business.

With Gen Y being around 75 million nationwide and comprising the bulk of the U.S population within 20 years, they are a force to be reckoned with. You must embrace Gen Y now if you are to succeed in real estate in the future, whether you’re a “veteran” or “newbie”. One way to embrace Gen Y is through technology. They are very tech savvy and use the web for many things including conducting real estate business. This includes searching for homes and potential agents to interview and eventually utilize as a Buyer’s Agent.

So will a Gen Y buyer come across you and your listings when searching for a property and an agent in your area? Let’s see:

  • Does your web site or real estate blog (do you even have one?) come up at the top of the first page of results on Google, Yahoo and MSN for real estate in your farm area?
  • Do you have a good virtual tour and tons of pics of your listings on the popular listing sites?
  • Do you have easy or immediate access to email to be the first responsder to a Gen Y buyer or seller?

If you didn’t answer yes to all three questions, you may be losing business to your competition. The agent who does have these will be far more likely get the business (and commission from the deal). And with Gen Y mostly being first time home buyers, you’re looking at winning or losing potential repeat business and multiple referrals in the future.

With Gen Y already buying real estate and the number of agents who are embracing them and technology increasing, you should start preparing yourself today. For example, there are only 10 organic search results per page on Google regardless of the number of sites or blogs with that keyword. Since it’s much easier to stay at the top of the search results than it is to get their in the first place, you should get on that first page now before your competition does.

But what if you don’t know how to get on the first page of results or about the latest business technology in general? That’s where the VAR Convention steps in to help and where you should take advantage of the knowledge being shared. With class offerings such as “Tools Of The Trade”, “Your Web Site. What Has It Done For You Lately?” and the Social Media Labs being held daily at the Cyber Cafe, you will able to compare the way you do business to how today’s consumer conducts business and where things are heading in the near future. You can then take that knowledge and make the necessary changes or “tweak” your business to remain ahead of your competition.

Williamsburg Lodge Looking Good

If you have not been to the Williamsburg Lodge in the past year, you are in for a real treat.  They put a gazillion dollars into over-hauling the place and it looks great!  I was there in the spring and the facility was great.  They added a nice spa as well.  What is particularly cool is that they saved a lot of the wood floors and panels and reused them.  The meeting space is all new and high tech.  Bring your golf clubs and get over to the Golden Horseshoe (directly across from the hotel).  It is one of the best courses in VA and my personal favorite.  The Green Course is where the VAR tournament is being played and it is also very nice.

A Blogging Tutorial before the VAR Convention

For all the Realtors out there that have either heard about blogging, read about blogging, have wondered about blogging and/or want to see just what blogging is, we have set up a blogging tutorial online. We are going to use this wiki style tutorial to educate and enlighten the mobs of Realtors that are going to swarm the Social Media Lab (SML) during the VAR Convention.

If you want to get a jump start on the other Realtors and make the most of your time at the SML you can go to the VAR Blogging Tutorial Wiki by following this link. Armed with the basic knowledge you get from this tutorial, the bloggers manning the SML will be able to get you up in running on your own personal blog while you are at the convention.

Countdown to The VAR Convention

Like many other Virginia Realtors® I’m getting ready to head to Williamsburg next week for the annual VAR Convention. Prior to becoming a Realtor® I was involved in planning and attending of a number of large conventions all over the world. It never failed that after each one I came home with my head spinning from everything I had heard. My suspicion is that I will have the same reaction from this outing as well. Looking over the agenda I see great sessions covering subjects both old and new (and the logo is blue so we could throw a wedding on the side) and the opportunity to gather some CE credits is an unexpected plus. I’ll be hanging out in the Social Media Lab on Wednesday for a few hours for anyone who is interested in learning a bit more about blogging and how it can work for you stop in. See you in Williamsburg…..and don’t forget to bring your business cards!

You want to blog. VAR shows you how!

If you want write your own real estate blog, VAR’s Convention & Expo 2007 is the place to be. Volunteers from the VAR membership who are already writing blogs will help you learn all about this remarkable communication tool that is both fun and profitable. In conjunction with the Cyber Café, VAR is hosting a Social Media Lab where you can learn about blogs and even create your own in just a few minutes.

The Social Media Lab hours are:

  • Monday, October 1 from 2 – 4 p.m.
  • Tuesday, October 2 from 12 – 4 p.m.
  • Wednesday, October 3 from 12:30 – 2 p.m.

During these hours, a volunteer Social Media Lab tech will be on hand to guide you through an interactive tutorial to the world of reading and writing blogs. Just walk right up, no appointment necessary. Social Medial Lab techs will wear stickers resembling the one in this post. Just ask for help, that’s what they’ve volunteered to do!

If you are using the Cyber Café during hours when a tech is not on duty, you can still peruse the tutorial, which will be linked from the home page of all Cyber Café work stations.

Best Event at VAR Convention

I wanted to put in a plug for everyone to attend the party with the Pink Flamingos on Wednesday night.  I spoke to a REALTOR® in Charlottesville who is well connected with the music scene and he was amazed that VAR had the Flamingos.  They are very talented and put on a great show.  At what they cost, this event is worth half of your registration fee.  Don’t miss this one.
